Planners hear big warehouse proposal

A new building could be added to the south end of the old Star Expansion property. On May 4, the Town of Cornwall Planning Board heard a proposal for an A&W Warehouse at 19 Industry Drive. At the time, the applicant couldn’t say who the tenants might be or whether the building would be used for storage or manufacturing.

If approved, the 112,000 square foot structure would almost double the square footage of the complex. It would take over some of the space that is currently occupied by a parking lot.

On May 4, the Town’s consultants raised a few issues that the applicant will have to address.

The main concern is a lack of space between the building and Woodbury Creek. They’re as close as 20 feet apart in some areas. Mark Edsall, the Town engineer, said he was concerned about the potential for erosion and stream bank scouring.

Leslie Dotson, the Town’s planning consultant, mentioned that, as trees are removed, the lack of shading could affect the aquatic life in the stream.

Mr. Edsall wondered if Industry Drive would still be adequate if the amount of traffic into the complex is increased. And Ms. Dotson commented that the Town couldn’t establish parking requirements until it knew how the building was being used.
